Started in 1988 out of the back of a pickup truck by Thomas F. Kennedy, a professional engineer and former Executive Vice President for a major developer, and Michael T. Carp, a former Certified Public Accountant and Chief Financial Officer for the same developer, Kennedy Contractors, Inc. has established a reputation for unparalleled professionalism. On time, on budget, and always on call, Kennedy Contractors, Inc. makes first-time customers into long-time clients. The goal of Kennedy Contractors, Inc. is to build relationships as strong as the foundations of the structures on which they construct.

Our philosophy is to follow a client anywhere that they ask us to work. This has resulted in our obtaining licenses in all states in the Southeastern United States requiring licensure. It has also resulted in our constructing projects throughout the Midwest, Northeast and Texas. We do all of this, competitively, from our home office in West Palm Beach, Florida, to our regional offices in Auburn, Alabama and New Port Richie, Florida. The next generation has integrated into Senior Management with Dan Kennedy now running construction operations from our home office.

Michael T. Carp

A graduate of the Pennsylvania State University (B.S. 1977), Carp took extensive graduate tax course work at Villanova University Law School’s combined MST/LLM program. Prior to his entry into the real estate and construction industry, he practiced as a Certified Public Accountant in both Pennsylvania (license inactive) and Florida (license retired) specializing in the taxation of domestic real estate owned by foreign nationals. He left the practice of taxation, then employed by Coopers & Lybrand, to join Development Partners, Inc. (DPI), one of his clients, as Vice President, Finance and Chief Financial Officer. DPI was a commercial real estate developer, developing neighborhood and community shopping centers throughout Florida. During his tenure, the company developed approximately 1.5 million square feet of retail space.

DPI closed its doors in 1988, upon the demise of its founding partner. But, as with any tragedy, opportunity presented itself. Thomas Kennedy, another senior employee at DPI and Carp took the opportunity to start building small retail buildouts in properties that were owned by entities affiliated with DPI. Thus was the founding of Kennedy Contractors, Inc (KCI).

Carp is the President of KCI and is tasked with managing the business and financial affairs of the Company. He is also Chief Estimator and functions as a Project Manager with a select number of clients.

Daniel F. Kennedy

A graduate of Auburn University (B.S., 1998) Kennedy is a licensed Professional Engineer in numerous jurisdictions throughout the country. He started his career as a Project Manager with a family owned general contractor who specialized in the construction of utility and wastewater treatment plants throughout Georgia and Alabama. Rising through the ranks to the point where advancement was no longer possible, Kennedy left their employ and joined Kennedy Contractors, Inc (KCI) in 2003.

Kennedy is the Head of Construction, Estimator and manages the Atlanta area office for KCI. He is the Company’s license holder in all States except Florida and Louisiana. He is an avid college football and lacrosse fan. He also enjoys the outdoors, taking the opportunity to fish and hunt when he is not helping to raise his three children.
